This policy explains what information Dalmatian Real Estate LLC collects when you use dalmatianhomes.com, the Dalmatian Voice apps, or text and rich messaging with our brokerage, how we use that information, who we share it with, and your choices.

What we collect
You give us
- Contact details — name, email, mobile phone number, mailing address, when you fill in a contact form, agent application, pricing-strategy request, listing inquiry, or coming-soon waitlist.
- Transaction details — budget, timeline, property preferences, financing notes, when you ask us to help you buy or sell.
- Documents — agency agreements, purchase agreements, disclosures, IDs, proof of funds, and similar paperwork required by Michigan law to complete a real estate transaction.
- Messages — the contents of texts, RCS messages, emails, and voicemails you send us, along with timestamps and the phone number or email they came from.
We collect automatically
- Site analytics — pages viewed, listings clicked, approximate location (city level), browser, device type, referring URL.
- Listing-search activity — the cities, price ranges, property types, and saved searches you create on the site.
- Cookies and similar technologies — small files that remember your preferences, keep you signed in, and let us measure how the site is performing.
We collect from third parties
- FlexMLS / MichRIC — multiple-listing-service feeds that supply property data, including the listings we show you.
- Telnyx LLC — the carrier that delivers our SMS, MMS, and RCS messages. Telnyx provides delivery receipts so we know whether a message reached your phone.
- Microsoft 365 — our email, calendar, and document storage. Information you send to
@dalmatianhomes.comaddresses lives in our Microsoft tenant. - Title and lender partners — if you choose to work with one, they share status updates with us so we can keep your file moving.
How we use your information
- To respond to inquiries, schedule showings, and send you the property information you asked about.
- To represent you in a transaction once a written agency agreement is signed.
- To send transactional messages (appointment confirmations, status updates, signature requests) by text, RCS, or email.
- To improve the site, our search tools, and our customer-relationship system.
- To meet our legal obligations as a Michigan licensed brokerage, including record-keeping requirements under the Michigan Occupational Code and the Seller Disclosure Act.
- To detect and prevent fraud, abuse, and misuse of the site or messaging service.
We do not sell your personal information. We do not share it with third parties for their independent advertising or marketing.
SMS, MMS, and RCS messaging
If you provide your mobile number, we treat it as consent to receive transactional and conversational messages from us, on the terms in our Terms of Use. You can stop messages any time by replying STOP, or by emailing info@dalmatianhomes.com.
The mobile information we collect for messaging — phone number, message contents, delivery status — is shared only with our messaging carrier (Telnyx) and the cloud and storage providers that hold our customer-relationship system. We do not sell or share your mobile information with third parties or affiliates for their marketing purposes. Mobile opt-in data and consent are not shared with third parties.
Who we share information with
- Service providers we use to run the brokerage — Microsoft 365 (email, calendar, storage), Monday.com (transaction pipeline), Supabase (knowledge base), Telnyx (messaging carrier), Anthropic and OpenAI (the language models behind our automated assistant), Perplexity (market and news lookups), Google (maps and traffic data), Bluehost (web hosting), and the MLS providers above. Each is bound by a written services agreement that limits use to the work they do for us.
- Other parties to your transaction — the cooperating brokerage and its agent, the title company, lenders, inspectors, appraisers, and attorneys you choose to involve. We share only what they need to do their part of the transaction.
- Government and regulators — the Michigan Department of Licensing and Regulatory Affairs (LARA), local recording offices, and law-enforcement or judicial bodies when we are required by law, subpoena, or court order.
- Successors — if Dalmatian Real Estate is sold, merged, or dissolved, your information may transfer to the successor, subject to the same protections in this policy.
How long we keep it
Transaction files are retained for the period required by Michigan brokerage record-keeping rules (currently three years from completion of the transaction). General contact records are kept for as long as you are an active client or prospect, plus a reasonable period after for follow-up. You can ask us to delete records earlier — see “Your rights” below — subject to any legal hold.
How we protect it
We use access controls, encryption in transit (TLS), and encryption at rest where our providers offer it. Sensitive transaction documents live in our Microsoft 365 tenant, accessible only to the broker, the assigned agent, and the analyst supporting your file. We train our agents on confidentiality and on the messaging consent rules above.
Your rights
You can:
- See or correct what we have about you — ask and we will tell you, and fix anything wrong.
- Delete your record — ask and we will delete it, except where Michigan brokerage rules or another law require us to keep it.
- Withdraw consent for SMS, MMS, or RCS messaging at any time by replying STOP or emailing the address below.
- Opt out of marketing emails by clicking the unsubscribe link in any email we send, or by emailing the address below.
- Complain — if you think we have mishandled your information, please tell us first; we want to fix it. You can also contact the Michigan Attorney General’s consumer-protection division.
Children
The site and the messaging service are not directed at children under 13, and we do not knowingly collect their information. If you believe a child has given us information, please tell us and we will delete it.
Cookies
We use a small number of first-party cookies for session management and site analytics. The site does not run third-party advertising trackers, retargeting pixels, or social-media trackers. You can disable cookies in your browser; some site features may not work as expected.
Other websites and services
The site links to other tools (Google Maps, FlexMLS search widgets, mortgage calculators, the Dalmatian Voice apps). Their privacy practices are governed by their own policies, not this one.
Out-of-state and international visitors
Dalmatian Real Estate is a Michigan brokerage and we operate exclusively in Michigan. The site is hosted in the United States and processed there. If you visit from outside the U.S., you understand that your information will be handled under U.S. law.
Fair housing
We collect only the information needed to help you buy or sell a home, never information used to discriminate. Dalmatian Real Estate complies with the federal Fair Housing Act and the Michigan Elliott-Larsen Civil Rights Act. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, age, marital status, or any other protected class.
Changes to this policy
We may update this policy as our services and the law change. The “Last updated” date above tells you when. We will post material changes prominently on this page; for significant changes affecting messaging or transactional data, we will also notify active clients by email.
